You and several other Airbnb properties could get lucky. Right place, right time.
What about putting full or partial availability on your listing and just nipping out whenever you get a booking? Just by renting out a few days a month, you could earn the equivalent of having a roommate. Airbnb properties cost the guest less than a hotel, true, but adding it up over time, it could net you more money than a long-term renter. Determine in advance how often you are comfortable leaving your house. Then, once you've gotten a few bookings, close the calendar for the rest of that month. This way, you'll never overbook, and you'll still feel that it's your space.
Finally, renting here and there for a bit will let you get your feet wet and maybe even convince you to buy a property solely for Airbnb. You'll begin to build a solid, respectable presence in the Airbnb community by receiving reviews and ratings, and if the time is right and you decide to go full steam ahead, you've already established yourself as a host, and you'll be that much more likely to get bookings.
